This working farm accommodation has been built in accordance with the principles of bioarchitecture, eco-sustainability and saving energy, which is implemented using a heat pump. Environmentally friendly materials have been used, and include perimeter bricks insulated with sawdust instead of polystyrene, also used for inside partition walls.
Trass-kalk type lime was used for the bedding mortar, the perimeter brickwork is 48cm to provide a high level of insulation and maximum breathability and heat capacity between walls, producing a thermal flywheel effect with entering summer heat being spread through rooms. Internal heat and sound insulation between flats, floors and roofs is provided with natural materials and environmentally friendly products, such as hemp, self-adhesive cork, linen/wool/wood fibre; screed is made of natural cork mixed with lime and the final screed is in biolime.
The heat transfer pipes in the pipe coils are in copper, and in stainless steel in bathroom and drinking water systems, to ensure improved water quality and system lifetime. In the event of demolition there will be no hazardous or toxic waste.
The flooring is natural handmade terracotta and bio-certified tiles (Anab). A low consumption, energy-saving plumbing system has been installed, in addition to low temperature wall heating/cooling.
Pipe coils are completely copper and immersed in very pure clay mortar, acting as a humidity regulator for heating and cooling, creating a unique sense of wellbeing by means of the uniform emission of humidity over the body, without disturbing dust and using dehumidifiers, conditioners and sensors. Pipe coils are supplied by one heat pump operated with electricity, which will be produced in future by a photovoltaic system. Toilet cisterns are filled with rainwater and all bathroom and kitchen taps have flow and temperature control components, providing up to 50% savings in water and energy.
The electrical system has been installed with techniques and materials to remove magnetic fields produced by the system itself, or at least which ensure the values indicated by bioarchitecture principles, such as bipolar switches at the entrance to rooms, and electric circuit breakers that remove the voltage throughout the flat when electricity is not being used, especially during the night. Cables and boxes are shielded. The same kind of environmentally friendly approach and techniques have been used in finishing activities in the flats, in order to create as healthy an environment as possible.
Natural varnishes and paints with their constituent substances outlined have been used for window and door frames. Finishes are in pure clay. The furniture is made with spruce or stone pine solid wood.
